Length of stay
The tenant books for a specific period that can start any day of the week. The stay might be extended if there is some availability but the tenant will not be able to claim a right for it.
Use of the place
The tenant will treat the facilities and accommodation with due care. The tenant must respect the other residents and the neighborhood by adopting a courteous attitude and by avoiding making noise early in the morning and late at night.
When on departure, the tenant agrees to leave back the cottage as clean as he found it on arrival. The landlord will provide the accommodation as described and will keep it in good state.
The booking becomes effective as soon as RéOcéan has received a deposit corresponding to 50% of the total amount of the rental and the signed contract. The balance will be paid upon entry. This rental cannot benefit, even partially, to third parties without the landlord's written agreement.
Cancellation by the tenant
Any cancellation must be notified as soon as possible first on the phone and then with a letter.
More than 30 days before arrival : the 50% deposit might be refunded provided that the booked cottage can be rent again for the same period and at the same price.
Less than 30 days before arrival : the 50% deposit will be forfeit.
If you shorten you stay, whatever the reason, the full amount of the rental remains due and is not refundable.
If the tenant doesn't show up the agreed day of arrival without notice, after a period of 24h the landlord will cancel the booking and the deposit will be forfeit.
Cancellation by the landlord
In that case, the landlord will refund the tenant twice the deposit.
Arrivals and departures
Check-in : 3pm
Check-out : 11am
In case of early/late arrival or late departure, please inform the landlord prior your arrival to agree on a new schedule.
An inventory of the furniture and devices will be taken on arrival and devanture and sil by signed by both the tenant and the landlord.
The cleaning of the cottage and of the equipment during the stay is the responsibility of the tenant. The tenant will make sure the place is cleaned and the bins empty before he leaves on exit day. If not so, a cleaning fee will be applied. It is 50 euros and will be withdrawn from the refundable security deposit.
Refundable security deposit
On arrival, a refundable security deposit will be asked. It will be the same amount as the total amont of the rental. It will be given back to the tenant once the exit inventory is taken and possible damage done deducted. If the deposit is not enough to cover the replacement of damaged equipments and devices, the tenant agrees to make up the difference. If applicable, the tenant's insurance might be claimed.
Number of people
The number of people cannot exceed the accommodation capacity as it is mentioned below without the agreement of the landlord who will be allowed to charge some additional fees.
Ti Caz : 2 adults
Litchi : 2 adults with up to 2 children ou 3 adults
Ti Jack : 2 adults with up to 2 children ou 3 adults
The pool is for the exclusive use of the tenants and their possible guests are not allowed to use it. The children safety is strictly the responsibility of the parents. RéOcéan cannot be held responsible for any accident due to a lack of parents supervision.
The tenant must insure the accommodation. He must thus check if his home insurance provides for holidays rentals (civil liability). If it doesn't, he must inform his insurance company and ask how to proceed. On arrival, the tenant must prove the holiday accommodation is insured during his stay. Otherwise, RéOcéan can deny access to the accommodation without refund.
